Identify the tile and its suitability
Obtain the manufacturer and product information, especially for replacement pieces. TRIA’s cold-region guidance addresses tile selection separately from the rest of the assembly. Ask the manufacturer to confirm the selected product’s suitability for the project’s freeze-thaw exposure. The appearance of a tile does not establish its performance classification.
Distinguish fracture from surface change
Record whether pieces are cracking, losing material, moving or simply changing appearance. Ask the roofer to compare affected and unaffected areas and consider the repair history. A winter discovery does not prove freeze-thaw was the cause; impact, incompatible replacements and other assembly conditions still need consideration.
Investigate moisture below the roof
PNNL describes condensation when moist indoor air reaches cold attic surfaces. Request an assessment of air leakage, insulation, ventilation and indoor moisture where symptoms suggest that mechanism. Replacing an exterior tile alone will not answer a question about water forming on the underside of the roof deck.
Treat ice dams as an assembly issue
Recurring ice at eaves or valleys warrants investigation of how snow melts, drains and refreezes. Ask the project team to coordinate the thermal and air-control work with roof drainage and water protection. Avoid assuming that adding insulation, vents or heating equipment independently will resolve every contributing condition.
Plan observations across seasons
Keep photographs from the cold event and arrange a professional review when safe access is available. A spring visit can identify broken pieces and drainage concerns that snow concealed. Request a written plan separating urgent repairs from summer improvements, with the product and assembly information needed before the next winter.
