Planning

Make a tile roof understandable during a home sale.

A tidy roof history helps a buyer ask useful questions. It should distinguish documented work, current observations and details that remain unknown, without promising a particular remaining service life.

Build a dated roof timeline

Gather installation invoices, later repair records and any lift-and-relay documentation. Record what each job changed and which roof areas were involved. A date on a tile invoice may describe only one addition or repair. Ask the seller or contractor to explain gaps rather than presenting the most recent receipt as the age of the entire roof.

Identify the visible and hidden components

Request the manufacturer and profile of the tile, along with available information about underlayment, flashing and previous deck work. Keep unknown items marked as unknown. Photograph labels on spare stock already accessible at ground level. A matching color name or an attractive exterior photograph cannot establish the condition of concealed components.

Arrange the right follow-up

If a general inspection raises questions, ask an experienced tile roofer for a focused assessment of the identified areas. Supply the existing report and leak history so the purpose is clear. Request an explanation of what was inspected, what could not be seen and what further investigation is proposed. Avoid turning an incomplete inspection into a blanket assurance.

Review ongoing responsibilities

Ask what routine attention the roof requires and whether any work remains outstanding. Obtain current contact information for the installer and maintenance provider. For each warranty, confirm the document that applies and any ownership-change procedure directly with the issuer. Do not assume that the presence of a warranty brochure establishes an active, transferable registration.

Prepare a practical handover

Transfer the roof timeline, reports, product records and spare-stock location with the property information. Keep photographs organized by roof area so they can be understood without the former owner’s explanation. Buyers can use the same file to plan the first maintenance conversation. Any discussion of transaction terms or required disclosures belongs with the relevant property professionals.
