Map the work areas
Have the contractor mark the proposed work on a roof plan, including adjacent slopes that may need access. Distinguish areas receiving full renewal from local repairs and areas remaining untouched. Ask how connections between those areas will be resolved. Keep the plan with the estimate so phrases such as “rear roof” have a shared meaning.
Create a tile inventory
Before removal, document field tiles, edge pieces, ridge fittings and unusual shapes. Request an estimate of reusable stock and identify which pieces are difficult to replace. Agree how removed materials will be labeled by roof area. A simple count of ordinary tiles will not reveal a shortage of a particular corner or decorative fitting.
Resolve replacements before opening the roof
Ask the contractor to confirm a compatible replacement source and explain the plan if more tiles are rejected than expected. Record an agreed quantity allowance and the process for reviewing additional needs. Where matching is uncertain, review representative pieces before committing to a large removal phase. Availability should inform the sequence of work.
Set decision points during removal
Agree what evidence will be provided when concealed conditions are exposed: photographs, a marked location and a description of the proposed change. Name the person who can respond promptly. Ask the contractor to identify which decisions must be resolved before that area can be closed, rather than allowing a list of unexplained extras to accumulate.
Reconcile the materials at completion
Request a final record of tiles reused, replacements installed and spare pieces returned to you. Check that retained stock is labeled and stored in an agreed location. The completion report should distinguish the age of the visible tiles from the date of renewed work beneath them, giving future roofers a useful project history.
