Planning

Compare warranty responsibilities with a simple owner file.

A useful warranty review connects a specific problem with the party responsible for responding. Build that picture before construction, then keep the documents needed to use it.

Create a responsibility sheet

List the tile manufacturer, installer and any separately warranted roof components. Beside each name, record the document title, covered product or work, start date and contact route. Ask the contractor to resolve unclear boundaries. A conversation about a “roof warranty” becomes more useful when everyone can point to the exact document being discussed.

Compare realistic scenarios

Use a few examples during your review: a tile manufacturing defect, a leaking transition, or damage following equipment work. Ask which document would be considered in each case, who investigates and which costs may fall outside coverage. Treat the answers as explanations to confirm in the written terms, not as replacements for those terms.

Check the practical steps

Record any registration procedure, information required for a claim and conditions for a change of ownership. Do not borrow a deadline from another product or an older brochure. Have the responsible person confirm completion of any registration and send you the resulting certificate or acknowledgment. Keep a copy even if the manufacturer also offers an online account.

Make maintenance traceable

For each service visit, save the date, company, roof area, reported condition and work performed. Add before-and-after photographs when provided. Record visits by solar, antenna or mechanical contractors as well as roofing work. This creates a factual history that helps a future investigation without assuming that any particular event is automatically covered or excluded.

Keep contacts usable

Put the current reporting contacts on the first page of the owner file. If a concern develops, document what you can observe safely and follow the applicable notification process promptly. Ask how urgent protective work should be coordinated while an investigation is pending. Review the file when ownership, property management or the maintenance provider changes.
