Repair

Find out why tiles moved or broke.

A displaced tile and a fractured tile need different questions. The useful outcome is a repair that addresses the observed condition and its cause, with the surrounding roof assessed before replacement pieces are installed.

Describe the change precisely

From the ground, note whether a tile has shifted downhill, turned out of alignment, lost a corner or separated into pieces. Use a wider photograph as well as a closer view from a safe location. Mark the roof slope and nearby feature so the roofer can locate the concern without guesswork.

Look for a pattern

Ask the professional whether damage is isolated or repeated near a valley, roof access route, tree or recently serviced equipment. NPS describes failures involving tiles, attachments and supporting components. A pattern helps frame the investigation, but a photograph of one crack does not establish when or why it formed.

Check what the tile was protecting

Once access is safe, the assessment should consider the exposed underlayment, deck and adjacent pieces. TRIA advises evaluating underlying components when considering repair. Ask whether any deterioration extends outside the visible break and whether the repair area must expand to make a sound connection to the existing roof.

Verify a workable replacement

Request confirmation of the replacement profile and its seating with neighboring tiles. TRIA cautions that an incorrect fit can cause further breakage and interfere with performance. If the original product is unavailable, ask for the proposed compatibility review before accepting a similar-looking piece or a plan to move tiles between slopes.

Close out the underlying issue

The completion note should explain what was replaced, what attachment or support issue was addressed, and what remains uncertain. If damage followed another trade’s roof visit, coordinate future access with the tile roofer. Keep a location photograph so a recurring movement can be recognized and investigated promptly.
