Care

Identify the deposit before choosing a cleaning method.

A darker slope, green growth and a pale chalky patch may call for different responses. A cleaning decision should begin with the tile product, the substance present and whether the concern affects appearance, drainage or another roof component.

Describe the condition

Take ground-level photographs showing both the affected area and its surroundings. Note shade, nearby trees, recent construction and whether the change is spreading. Ask the contractor to distinguish organic growth, deposited dirt, mortar residue and efflorescence before proposing treatment. Color alone is not a reliable diagnosis.

Decide what needs attention

Eagle describes efflorescence on concrete tile as a surface process, while Ludowici distinguishes organic growth from failure of its clay tile. Those descriptions do not establish the condition of every roof. Ask whether the inspection found blocked drainage, broken pieces or other defects needing repair independently of the cleaning.

Use product-specific guidance

Provide the manufacturer, profile and finish to the cleaning contractor. Request the proposed product and method and compare them with the manufacturer’s current guidance. A procedure suitable for one concrete product should not automatically be used on glazed clay or an unidentified older tile. Ask for manufacturer advice where identification is uncertain.

Agree on protection and access

Have an experienced professional explain how workers will access the roof without unnecessary tile damage and how water will be kept from being driven into laps and junctions. Include protection of landscaping, nearby finishes and equipment. Request a small trial area when the proposed treatment or appearance is uncertain.

Review the outcome

Photograph comparable areas after cleaning and record any newly identified defects. Discuss realistic appearance expectations before authorizing repeated treatment of remaining stains. Keep the method and product information for future maintenance, and address recurring debris or shade conditions where practical. Cleaning should remain separate from any unsupported claim that a coating will cure a roof leak.
