Start with a roof assessment
Record when the leak occurs, where the interior stain appears, and any recent storm or building work. Ground-level photographs help your roofer prepare. Interior damage does not always sit directly below the roof defect.
Look at the whole assembly
Ask the roofer to inspect the tiles, their attachment, flashings, valleys, penetrations and underlying water-control layers. Replacing a tile alone may not resolve deteriorated flashing or underlayment.
Match more than the color
The replacement must work with the existing profile, dimensions and interlock. A piece that looks similar can sit incorrectly or interfere with neighboring tiles. Keep a record of the manufacturer and model when known.
Get a written repair scope
Ask for the diagnosed cause, affected area, proposed tile replacements, flashing or underlayment work, and photographs before and after. Use an experienced tile roofer; walking on a roof can damage tiles and create a fall hazard.
